Following a recent announcement that the city of Livermore will evaluate the potential environmental impacts of a housing project at the current Livermore Town Center shopping center, the city’s Planning Commission welcomes community feedback during its March 18 meeting as part of a 30-day review period.

Located at the corner of Pacific Avenue and South Livermore Avenue, the Pacific and Livermore Townhomes Project would involve demolishing the shopping center’s two existing commercial buildings, associated landscaping and parking lot. Construction at the approximately 6.5-acre site, including an adjacent vacant lot along South Livermore Avenue, would include 15 residential buildings totaling 115 two- and three-story townhomes and associated amenities. These amenities include a pool area, pool equipment, clubhouse buildings, guest parking and an interior park.

In total, the proposed project would include approximately 26,050 square feet of open space and 55,200 square feet of landscaping. Associated public improvements would include the undergrounding of utility lines, new landscaped meandering sidewalk, curb and gutters along South Livermore Avenue, Pacific Avenue and Dolores Street.

The city of Livermore published a notice regarding the preparation of a draft environmental impact report for the project, March 3. The review period ends 30 days later on April 3, 2025.

Comments, including those from the meeting, will be incorporated into the Draft EIR.

Some on social media refer to the current shopping center as an eyesore and expressed support for its redevelopment. Others expressed concern for the businesses currently occupying the center, including Patisserie By Simone, a bingo hall called Bingo4CHEF and The Oak Door.

A former tenant, Emil Villa’s Hickory Pit — now known as Family BBQ Hickory Pit — moved out of the center in February, according to a social media post by the restaurant. It is in the process of relocating to a building next to Lucky at Portola Avenue and North Livermore Avenue.

Commissioners will offer suggestions regarding the project and EIR at a future hearing.

Applicant Swenson Development and Construction and staff will also host an open-house style preview meeting of the project for residents May 14, 2025.

In other business

The planning commission will also consider a request for a restaurant and entertainment venue to open downtown Livermore at the location previously occupied by Buffalo Wild Wings on First Street.

The restaurant would serve rustic American cuisine with an emphasis on comfort foods and an extensive drink selection. Entertainment options on the weekends would include country line dancing, live music, trivia nights, karaoke, mechanical bull riding and private events. No exterior modifications are proposed.
