Upcoming townhomes in east Livermore hit the market recently with select models ready for viewing — progress the developer Trumark Homes commemorated at a recent ribbon-cutting ceremony. 

The townhomes neighborhood of Amara is located within the Arroyo Crossings community, a 28.9-acre area bounded by Las Positas Road, Arroyo Vista Road and Bennett Drive.

As one of four neighborhoods slated for the 435-home Arroyo Crossings, Amara is set to include 109 townhomes ranging in size from three to four bedrooms at approximately 1,913 to 2,094 square feet with 3.5 bathrooms in an attached three-story design.

The community is also set to include Verdello’s 86 three-story detached single-family homes; Solera’s 132 condominiums in three-story townhome-style and Alicante’s 108 flats in two- and three-story layouts.

Arroyo Crossings will also feature a 2,000-square-foot clubhouse and pool complex near its center including two pools, a community kitchen, gathering hall with tables and seating, restrooms, lawn and tot lot. Additionally, the developer plans to construct a park and play area as well as additional green space on the eastern side of the property with smaller outdoor gathering areas throughout the community.

But at the center of attention June 25, Amara was celebrated for the grand opening of its model homes and the sales launch for that community. Trumark Homes plans to open the neighborhood later this year. The other three neighborhoods are set to become available for sale this fall.

“This vibrant new neighborhood will not only provide much-needed housing, but will also enhance the quality of life in Livermore, contributing to the strength and vitality of this thriving family-oriented Bay Area city,” Trumark Homes vice president of architecture and design Garrett Hinds said.

The ribbon-cutting attracted approximately 45 people including those from the city of Livermore, the Livermore Valley Chamber of Commerce, Trumark Homes and business partners, according to Trumark Homes vice president of sales and marketing Sandy Richert.

This project brings to life goals for the area as outlined in the Arroyo Vista Neighborhood Plan, city officials said.

The plan envisions the neighborhood as having a mix of residential building types and sizes, amenities and open space areas as well as being attractive and walkable.

“At this year’s Conference of Mayors, they focused on the high cost of housing and the importance of providing housing for our workforce,” Livermore Mayor John Marchand said after the event. “The solution is more housing and a variety of housing types that allow people to work and families to live in our community.”

“This development is near shopping and services and will be a welcome addition to our community,” Marchand added.

Prior to construction of the model homes, the council granted approval in 2017 to developer SummerHill Homes to build 435 residential units known as the Arroyo Vista Project. At the time, the project was slated to include two neighborhood parks, open space and recreational amenities, pedestrian pathways, landscaping, lighting, streetscape improvements and a pedestrian bridge over the site’s bisecting Arroyo Seco Channel, according to the planned development standards from the council’s Sept. 11, 2017 meeting.

A few years later in 2023, San Ramon-based developer Trumark Homes purchased the site for $75 million.

Given the green light from council in September 2024, Trumark Homes successfully modified the 2017 agreement to increase the single-family homes from two stories to three stories, remove the pedestrian bridge requirement, incorporate two pocket parks in place of the bridge landings and provide an in-lieu contribution of $2 million to the city’s community benefit fund and social opportunity endowment fund.

“This community represents the culmination of a long-standing, successful partnership between the city of Livermore and Trumark Homes — a relationship built on mutual respect, collaboration and a shared vision of community excellence,” Hinds said.
